Apartments in Spain, according to our terminology, are just flats that are suited for living for 1 person or families also. Usually, these apartments are located in the buildings of urban type, and are divided into different doors and floors, or located in residential complexes, which are called Urbanizations. (Urbanizaciones) The second ones usually have their own territory with gardens and swimming pools, and additional characteristics like tennis courts, etc., which are suited for usage by the owners of flats.

Also there are 1-room apartments, called Studios because they only consist of 1 room that is divided into sections like living room-bedroom-kitchen and a bathroom. Additionally there are flats with 1 bedroom (meaning they contain 2 rooms), with 2 or more bedrooms. Like in many countries, in Spain it’s normal to count bedrooms and bathrooms especially; usually it also includes kitchen and a living room. Often there is an additional room for laundry. All of these needed and comfortable «square meters» usually get included in the price of the apartments and are indicated in the cadastral documents and sales contracts.

There is a Separate demand for apartments on the lower floors, so-called Bajo. Their terraces or balconies go directly to the garden or the green area, which is very popular with both garden lovers and pet owners. There are also luxury apartments located in elite areas and complexes, with magnificent views, several bedrooms, bathrooms and garage spaces, luxuriously finished, and the prices for them are higher than for detached houses. Typically, such apartments are penthouses (Áticos - in Spanish), are located on the last floor and consist of one or two floors. In the new complexes, they are the first to be bought, and it is Áticos that are especially beneficial for real estate investments.
